RENTAL APPLICATION REQUIREMENTS:
- A $25.00 APPLICATION FEE IS REQUIRED BY EVERY ADULT SIGNING THE LEASE
- APPLICANT(S) MUST HAVE 2 YEARS OF EMPLOYMENT HISTORY (MUST HAVE AT LEAST 2 CURRENT PAY STUBS)
- APPLICANT MUST HAVE A TOTAL HOUSEHOLD INCOME OF TWICE THE RENT
- EXAMPLE: IF THE RENT IS $400.00, APPLICANT MUST SHOW INCOME OF A MINIMUM OF $800.00 (FROM ANY SOURCE)
- APPLICANT MUST PROVIDE: PHOTO ID AND RENTAL REFERENCES
- WE DO NOT ACCEPT EVICTIONS OR SECTION 8
HOLDING DEPOSIT: The holding deposit shall be applied toward the Tenant’s security deposit. The tenant has three days from signing this document to cancel this holding deposit. If the applicant fails to sign the rental agreement, fails to provide additional funds required for occupancy, or does not take occupancy on the scheduled move-in date, the holding deposit will not be refunded to the applicant and will be retained by the owner/manager.
PET POLICY: If you are a pet owner, Tempo Properties does allow pets on select properties at the owner’s discretion. Properties that accept pets do so with an exception of aggressive breeds. APPROVED PETS REQUIRE A PAID $200.00 NON-REFUNDABLE FEE PER PET, and a signed PET AGREEMENT. A pet violation fee of $5.00 per day will be assessed to the Lessee, for any pet detected on the premises, not authorized to be there. TENANTS WHO HAVE PETS ARE REQUIRED TO HAVE RENTERS INSURANCE. Our office staff can assist you if you have any further questions regarding pets.
Insurance Requirements: What You Need to Know as a Renter: An important requirement for leasing with us is that all renters must maintain insurance, through the duration of your lease contract. You are strongly encouraged to obtain Personal Property/Renters Insurance through the duration of your lease contract since you are not covered by the Landlord’s insurance policy. In addition, you may be held responsible for damage to your property that you or your guests may accidentally cause. To meet the requirement, you have the following options:
Resident Liability Insurance Program – OPTION #1: Do nothing, and you will automatically be enrolled to pay a $15.00 monthly fee, in addition to rent, as a waiver to this requirement. We will procure insurance on our behalf, to protect against accidental resident-caused damage. This policy provides coverage for damage to the property caused by fire, water damage, explosion and smoke for up to $100,000. Please note that this policy does not cover your personal possessions or expenses for alternate living arrangements.
Renters Insurance – OPTION #2: Procure and maintain renters insurance meeting the minimum coverage requirements stated in your lease. Simply provide proof of insurance for the term of your lease, with Tempo as additional insured and the requirement is satisfied.
